Arlen House was built in 1968 and the Condo Association was incorporated in June 1973. The Arlen House Condominium consists of 312 residential units, 20 laundry units and 5 commercial units. The building is 21 stories high. There typically 15 units per floor.

In the Front Drive Area there is a sculpture "The Obelisk" by Albert Vrana, commissioned by Arlen House in 1969, which dominates the entrance and is a 60 foot high, 50 ton ferro cement sculpture sheathed in bronze and copper.  There are also ornamental pools and a garden recreation area.

The Arlen House Condominium Association, Inc was incorporated on March 18, 1973 and the condominium was created by its Declaration of Condominium of June 28 1973.  The Declaration of Condominium is recorded in Official Records Book 8357, at Page 549 of the Public Records of Dade County, Florida.  That document together with its amendments and applicable parts of Florida Statute 718 establish the rights and obligations of the Association. The main lobby has a mail room with bulletin board, lounge area, library, hair salon, card room, billiards room, restrooms, and three passenger elevators, including a freight elevator, that serve all floors.

The lower lobby has a service entrance, fitness center, freight elevator, filtered water fountain, men's sauna, woman's sauna, restrooms, and some commercial units.

Parking for service and delivery vehicles is adjacent to the service entrance which is located at the east end of the building.

A typical floor has elevators, service area, laundry room, tenant storage room, and air handler/electric service room.

Maintenance

The following are all included as part of the maintenance charge.

Basic Cable TV service. Approx 70 Digital and 8 HD channels available, Atlantic Broadband is the cable provider. Note* Channel 35 is the Arlen House Information Channel.

Central Chilled Water is provided to every unit as part of the maintenance charge (air conditioning is free but a low amount of electricity is required to operate the air conditioning fan which is independently operated by a wall thermostat in each apartment).

All fees and charges relating to operating the management and security teams, as well as the common areas of Arlen House West.

The fees and charges relating to operating 350 Bayview Drive are split by both associations.

Domestic hot and cold water.

Replacement of air filter in each apartment every three months.
